ASTM E2018-15 property condition reports for buyers, lenders, investors and owners of Florida commercial property
A Property Condition Assessment (PCA) is an in-depth evaluation of a commercial property's physical condition. It reviews the building's structure, systems, site conditions and compliance issues, and turns what we find into a report that shows not only what is wrong today, but what the property will need over the next several years.
Sage Commercial Inspections performs PCAs from our base in Sarasota and across Central Florida. The company is run by Sage Newgard and Frank Newgard, both Florida-licensed inspectors and Board Certified Master Inspectors, and we bring decades of hands-on construction and inspection experience to every assessment.
Our PCA reports follow ASTM E2018-15 and cover:
Roofing, structure and foundations, exterior walls, parking lots and site drainage, HVAC, plumbing, electrical, interior finishes, and life safety and fire protection equipment.
Findings organized by system and severity, so immediate needs are separated from items that can be planned for.
Estimated costs for recommended repairs and for replacing systems as they reach the end of their service life.
Practical steps to extend the life of major systems and protect the asset over the hold period.
A PCA during due diligence shows what you are really buying: the condition of each system, what needs attention now, and what the next several years of capital spending are likely to look like. That information feeds directly into the price and the terms.
Many commercial lenders expect a property condition report before they fund a loan. A PCA prepared to ASTM E2018-15 gives underwriters documentation in the format they are used to reviewing.
For a property you already own, a PCA sets a baseline for budgeting and can be paired with our Capital Reserve Forecasting and Maintenance Strategy Program.
Need the numbers on their own? Our Opinion of Cost Report and Capital Reserve Forecasting are also available as separate services.
Florida's coastal climate is hard on commercial buildings, and it changes how long systems last. Our assessments build these factors into the condition ratings and cost projections:
A commercial building inspection evaluates the accessible systems and components and reports what it finds. A Property Condition Assessment goes further: it follows the ASTM E2018-15 standard and adds repair and maintenance priorities and cost projections over 5–10 years, the level of detail lenders, insurers and investors expect.
It depends on the size and complexity of the property. A small retail space may take 2–3 hours, while larger buildings, warehouses or multifamily properties can take a full day or more. We give you a time estimate with your quote.
Reports are typically delivered within 3–5 business days after the on-site work, depending on scope. They include high-resolution photos, drone imagery when applicable, findings organized by system and severity, and cost estimates, and we are available afterwards to talk through the findings.
