Clients here are usually buying, financing or leasing, and they need a clear picture of the building's condition and its future costs before they commit.
Sage Commercial Inspections is run by Sage Newgard and Frank Newgard, both Florida-licensed inspectors and Board Certified Master Inspectors. Sage is also an FAA Certified Remote Pilot, so large roofs and hard-to-reach areas can be documented with drone imagery when the job calls for it.

Downtown Tampa, Ybor City and the older neighborhoods around them have brick and masonry commercial buildings that have been renovated many times. We look at masonry and parapets, flat-roof drainage, older electrical and plumbing, and how past renovations tie into the original structure.
Apartment communities and mixed-use buildings across Hillsborough and Pinellas counties carry many roofs, stairs, balconies and mechanical systems at once. Small problems repeated across dozens of units add up, so we document patterns, not just single defects.
Distribution and flex space along the I-4 corridor and around the port is mostly large low-slope roofs, slabs, dock doors and paved yards. Roof condition and site drainage drive most of the cost on these buildings.
